What an electrical safety inspection from Moonlight Electrical includes

We’re a Western Sydney-based, fully licensed electrical contractor. Every electrical safety inspection includes:

  • A full switchboard inspection — opened, tested, and assessed against current AS/NZS 3000 wiring rules
  • Circuit testing for every functional circuit in the property
  • RCD (safety switch) testing using a calibrated tester

  • Earth system measurement to verify electrocution protection
  • A visual check of powerpoints, switches, light fittings and visible wiring
  • A check of smoke alarm placement and interconnection against current NSW legislation
  • A written report with photographs of any defects found
  • Indicative remediation costs for any issues identified
  • A fixed-price quote for any rectification work if you decide to engage us

The inspection takes 1–2 hours on site for a standard three-bedroom Sydney home. The written report is delivered within one business day.

All inspection and rectification work is backed by our Lifetime Labour Guarantee and a 7-year warranty on new electrical components installed.

Why a standard building inspection isn’t enough

If you’ve ordered a pre-purchase building and pest inspection, the electrical system is barely covered. Building inspectors note that the switchboard “appears old” or that “wiring was not tested” — they cannot open the switchboard, test circuits, or measure insulation resistance. They are not licensed to.

In NSW, only an electrician holding a current NSW Fair Trading electrical licence can carry out electrical safety testing, inspection and reporting work to AS/NZS 3000. Moonlight Electrical Group holds Licence Number 373818C and Level 2 ASP accreditation — which means we can also assess the consumer mains, meter box, and any service-line connections. That’s work that even most other licensed electricians can’t sign off on.

A standard building inspection covers structure, roofing, plumbing and visible defects. A dedicated electrical safety inspection covers the system that runs through every wall, ceiling and appliance in the home.

What we look for during an electrical safety inspection

Common electrical red flags in Sydney homes

Across Western Sydney’s mix of post-war fibro, 1960s–80s brick veneer, and modern brick housing stock, certain electrical issues turn up repeatedly. The biggest red flags are:

  • A ceramic fuse switchboard with no safety switches (RCDs) — common in pre-1990 homes around Greystanes, Merrylands and Guildford
  • Vulcanised India Rubber (VIR) cabling — found in homes built before the 1960s and a serious fire risk
  • Aluminium wiring used between roughly 1965 and 1975 — known for connection failure and fire risk
  • Undersized consumer mains — common where homes have been progressively renovated without a service upgrade
  • Unsheathed cabling in roof spaces and subfloors — typically the work of unlicensed DIY
  • Missing earth connections on metallic fittings, especially on older renovations
  • Faulty or missing safety switches on power and lighting circuits — required under current rules

These are the most expensive problems to fix after settlement. A full rewire on a three-bedroom Sydney home with deteriorated VIR or aluminium cabling typically costs $8,000–$15,000. Identifying it before you exchange contracts lets you negotiate a price reduction or walk away, without inheriting the bill.

Switchboard and meter box

We open the switchboard and inspect every connection, breaker, RCD and fuse. We check for arcing, heat damage, loose terminations, overloaded circuits, and mixed-brand RCBOs that do not comply. We also inspect the meter box, consumer mains, and main earth connection, Level 2 ASP work that other electricians often can’t complete on a single visit.

Wiring and cable condition

We assess what’s visible in the roof space, subfloor, switchboard and accessible cavities. Cable type, age and condition are noted. Suspected VIR, TPS, or rubber-insulated wiring is flagged for further insulation resistance testing.

Safety switches and earthing

Every RCD on the board is push-button tested and verified with a calibrated tester to confirm it trips within the AS/NZS 3000 time limits. The earth system is measured for resistance. Missing earthing on metallic fittings (taps, switchplates, light fittings) is identified.

Powerpoints, lights and fixed appliances

A sample of powerpoints and switches across each room is tested. Light fittings and fixed appliances (oven, cooktop, hot water, air conditioners) are checked for correct connection and earthing. Loose or burnt terminals, broken switches, and reversed polarity are common findings.

Smoke alarms and compliance

NSW law requires interconnected smoke alarms in residential rental properties and strongly recommends them in owner-occupied homes. We check placement, interconnection, and battery type against the current NSW Smoke Alarm legislation.

How much does an electrical safety inspection cost in Sydney?

Electrical safety inspections in Sydney typically range from $150 to $450 depending on the type of inspection, property size, and age. Moonlight Electrical Group quotes per job, not per hour, so you’ll know the cost in writing before we start.

Indicative pricing for standard three to four-bedroom Sydney homes:

Inspection type Indicative price
General home electrical safety inspection From $200
Pre-purchase electrical inspection with written report From $300
Compliance inspection (insurance, certificate of compliance) From $150
Thermal imaging add-on (recommended for older switchboards) From $150

Larger properties, commercial premises, dual-occupancies, and inspections in Sydney’s inner suburbs may attract higher rates due to scope and access. Inspections booked before midday come with our 60-minute arrival guarantee, if we don’t make it within the hour, the call-out is free.

If we identify defects you’d like rectified, we provide a fixed-price quote on the spot. There is no obligation to use Moonlight Electrical Group for the rectification work, the inspection report is yours either way.

A 10% seniors discount applies to all inspections, mention it when booking.

Australian standards we adhere to

There is no single “pre-purchase electrical inspection standard” in Australia, the most common reference for whole-property building inspections is AS 4349.1, but it doesn’t cover electrical testing in detail. Electrical safety inspection work is covered by:

  • AS/NZS 3000:2018 — Wiring Rules. The core electrical installation standard for all of Australia and the reference for any non-compliance flagged in your report.
  • AS/NZS 3019:2022 — Electrical installations: Periodic verification. Governs what is checked, tested and reported during an inspection of an existing electrical installation.
  • AS/NZS 3760 — In-service safety inspection and testing of electrical equipment. Relevant for fixed and portable appliances.

Moonlight Electrical Group works to all three. Every report references the relevant clause for any non-compliance identified, so the language in our report matches the language your conveyancer, insurer or rectifying electrician will recognise.

Australian electrical safety standards

Pre-purchase vs general home electrical safety inspections

The work performed is similar, the difference is what the report is used for.

Pre-purchase electrical inspection. Commissioned by a prospective buyer before settlement. The written report is structured for negotiation: defects are listed with severity, AS/NZS 3000 clause references where relevant, and indicative remediation costs. Buyers typically use the report to request a price reduction or walk away.

General home electrical safety inspection. Commissioned by a current homeowner, landlord or tenant. The same checks apply, but the report is structured for action — defects are listed by priority with remediation quotes. Most common triggers are an upcoming renovation, an insurance request, a flickering or tripping issue, a recent storm, a new tenant moving in, or a need for an electrical certificate of compliance.

In both cases, the inspection is voluntary in NSW, unlike Victoria’s mandatory rental electrical safety check scheme. NSW Fair Trading and SafeWork NSW strongly recommend periodic electrical inspections, particularly for homes built before 2000.

Frequently Asked Questions

Is a pre-purchase electrical inspection legally required in NSW?

No, unlike Victoria’s mandatory rental electrical safety check, there is no legal requirement for a pre-purchase electrical inspection in NSW. It is strongly recommended for any home built before 2000, any home with an unmodified switchboard, and any property where the building inspection notes electrical concerns.

How long does an electrical safety inspection take?

A standard three- or four-bedroom residential electrical safety inspection takes 1–2 hours on site. Larger homes, commercial premises, and inspections that include thermal imaging take longer. The written report is delivered within one business day.

Will the inspection affect my home insurance?

A clean inspection report can support an insurance claim or policy application. If defects are found, your insurer may require rectification before continuing cover, particularly for switchboards or wiring identified as a fire risk. Moonlight Electrical Group provides a fixed-price quote for any rectification work, there is no obligation to use us.
