A properly installed bathroom exhaust fan removes steam and moisture before it soaks into your ceiling, walls, and grout — preventing the mould and peeling paint that come from poor ventilation. We install all types of bathroom exhaust fans including standard ceiling-mounted units, ducted inline fans for bathrooms without direct roof access, and 3-in-1 units that combine a heat lamp, LED light, and exhaust fan in a single fitting.

For bathrooms without a window, the National Construction Code requires mechanical ventilation that either runs continuously or is interlocked with the light switch and includes a run-on timer (keeping the fan running for at least 10 minutes after you leave). We install compliant systems with run-on timers as standard, so your bathroom meets current requirements without you having to think about it.

If your bathroom already has an exhaust fan but it’s noisy, weak, or venting into the roof cavity rather than outside, we can replace it with a modern unit and run proper ducting to an external vent. Venting into the roof space pushes moisture into your ceiling insulation and timber framing — exactly where you don’t want it.

If your existing exhaust fan is noisy, rattling, pulling weakly, or has stopped working altogether, replacement is usually more cost-effective than repair, modern fans are quieter, more energy-efficient, and often have better extraction rates than the original unit. We’ll remove the old fan, check the wiring and ducting, and install a new unit that fits the existing cut-out wherever possible. If the cut-out size differs, we’ll modify the ceiling neatly.

Why Proper Ventilation Matters

Poor bathroom ventilation is the number one cause of mould in Sydney homes. When steam from a shower has nowhere to go, it condenses on cool surfaces, ceilings, walls, mirrors, window frames, and creates the damp conditions mould thrives in. Over time, this leads to stained ceilings, peeling paint, deteriorating grout, and in severe cases, structural damage to ceiling plaster and timber framing.

Beyond mould, inadequate ventilation can aggravate respiratory conditions like asthma and allergies. The National Construction Code (NCC 2022) updated its condensation management requirements specifically to address this issue, requiring bathroom exhaust systems to achieve at least 25L/s extraction and, in most new builds, to duct exhaust air directly to the outside rather than into the roof space.

Plug-in fans don’t require an electrician, but hardwired ceiling and wall fans do.

How much does exhaust fan installation cost?

A standard bathroom exhaust fan installation typically costs between $200 and $400, depending on whether ducting is required and how accessible the ceiling cavity is. Should an exhaust fan be ducted to outside or into the roof space?

Ideally, to the outside. The NCC 2022 requires exhaust systems in new builds to discharge directly or via a duct to the outdoors. Venting into the roof space pushes warm, moist air into your ceiling insulation and timber framing, which can cause condensation, mould growth, and long-term structural damage. For existing homes, we can retrofit ducting from your current fan through the eaves, soffit, or roof to vent externally.

My exhaust fan is noisy — should I repair or replace it?

In most cases, replacement is the better option. A noisy exhaust fan usually means worn bearings or a failing motor. Modern fans are significantly quieter, more energy-efficient, and often have higher extraction rates. We can install a new fan in the existing cut-out in most cases, keeping the job quick and cost-effective.

What size exhaust fan do I need for my bathroom?

As a general rule, your exhaust fan should extract at least 25 litres per second (25L/s) for a standard bathroom. For larger bathrooms or those with a spa bath, you may need a higher-capacity fan. We’ll assess your room size and recommend the right capacity to ensure effective moisture removal.

Do you install exhaust fans with timers?

Yes.
