What is an Electrical Defect Notice?

An electrical defect notice is a legally binding document that details defects found in an inspection of an installation and identifies if there are any other related defects that have not been identified at the time of the inspection. An inspector checks your home for safety reasons, while preparing your property to be connected to the electricity network.

The inspector is required by law under Division 4 of the Home Building Act 1989 and Electricity (Consumer Safety) Regulations 2001 to issue an electrical defect notice if they find any faults in the electrical installation.

Common reasons people receive electrical defect notices:

  • Faulty wiring

  • Worn or damaged electrical brackets

  • Loose connection boxes

  • Overhead service cables that are too low to the ground

  • Point of attachment connection issues

What are the consequences of not completing remedial work?

Not correcting identified defects can lead to injury or death, damage to property and potential loss of insurance. Other consequences may include delay in connecting your home to the electricity network if an inspection finds non-compliance, disconnection of power supply due to safety reasons, installation of additional safety switches as a minimum requirement and in some cases may lead to legal proceedings.
